EMI = P × r × (1 + r)^n / ((1 + r)^n - 1)

  • P = Principal loan amount
  • r = Monthly interest rate (Annual rate divided by 12, then divided by 100)
  • n = Loan tenure in months

For example, if you borrow $100,000 at an annual interest rate of 7.2% for 10 years:
P = 100,000
r = 7.2 / 12 / 100 = 0.006
n = 10 * 12 = 120 months
Your EMI would calculate out to exactly $1,171.42 per month.

How to Reduce Your EMI Burden

Understanding the math allows you to make strategic financial decisions:

  • Make Prepayments: Because interest is calculated on the remaining principal, making a lump sum prepayment directly reduces your principal, massively lowering the total interest paid over the life of the loan.
  • Choose a Shorter Tenure: A 15-year mortgage will have a higher monthly EMI than a 30-year mortgage, but you will pay tens of thousands of dollars less in total interest.
  • Negotiate the Interest Rate: Even a 0.5% reduction in your interest rate can save you a fortune over a 20-year loan.
